We're going through a mortgage service...it's like a bank that only does mortgages, so they are able to do a lot with financing. We're doing 20% down (hubby is anal about not wanting to get PMI and wanting to pay the house off right away), but the bankers did offer us a couple of different plans. I'm sure you'll get something figured out."

Maybe you will get a better deal somewhere else. Going through a place like Spectra is doing is a good idea. You will probably be given alot more options there. I am sorry. Kat_the_Amazon said: "My fiance and i bought a house! Well, it's not ours for sure yet.. but we are keeping our fingers crossed! It's more than what he was approved for, but what he was approved for was not even close to the max. amount. If he doesn't get approved, then we'll throw my income in. It's 2008 sf (we are paying around $60/sf), red brick, has a backyard (yay!), near the college, so it's more of college neighborhood. It has 2 bedrooms plus 2 other rooms (office and den). It has a great room with an awesome fireplace. The appliances are about 100 years old, but they work (we'll slowly be replacing them-starting with the dishwasher). We'll have to update the full bathroom, but it's easy stuff. It's gas powered. It has everything that we were looking for and for a great price! I'm so excited! It also turned out that some friends of ours know the owner's son. The guy is from Taiwan and the father bought the house for his kids here on a student visa. Now he's trying to sell the house for a selling price because he wants it off his hands (he's never been to the US). I'm so excited! There should be no reason why our contract should fall through, so by the end of the month we should be house owners! No more renting apartments! Woot!!"

Kat_the_Amazon said: "Thanks everyone! The house isn't technically ours yet.. but it will be. We've started the closing stuff today :) I can't WAIT to move in and start doing house stuff. We are going to paint because the master bedroom is sea-foam green! The house is pretty much good as it is, but there will be some stuff that we want to do to personalize it! And yeah, i'm so going to have a garden!! *does happy dance* We are also going to be able to have pets! We are going to get a bengal cat first then an australian shepard. Woot! Kat_the_Amazon said: "Yeah... so now we are probably not going to get the house.. or any house.. The bank lied to us. They lost ALL of our paperwork. Long story very short- we are work very hard to try to keep the house under contract. No more 100% financing (fiancee is self-employed.. no one bothered to tell us this would be a problem and the bank never listened when he told them that).. so trying to be able to put 5%, although not sure if we can get the money. Basically everything is going to hell in a handbasket. Which is what i get for freakin' being excited about something."

It is something to be proud of and a real milestone along lifes pathway! Enjoy it, and you will find yourself always wanting to do this or that and it will become a sense of real pride you take in your own home."
